What is this?

Andrahandskalkylatorn is a free tool that helps you work out a guide level for fair rent when subletting in Sweden. The tool is aimed at both landlords who want an idea of what a fair rent is and tenants who want to check if they are paying a reasonable rent.

How do the calculations work?

The calculations are based on the rules that apply to subletting in Sweden — the Tenancy Act (12 kap. jordabalken), the Private Letting Act (privatuthyrningslagen, 2026:772) and the Rent Tribunal's (Hyresnämnden) practice. We support three housing types:

  • Rental apartment: Based on the primary rent with the option of surcharges for furnishing and actual costs.
  • Co-op apartment (bostadsrätt): We calculate capital cost (market value and reference rate) plus the monthly fee to the association. Since 1 July 2026 this is a guiding starting point rather than what the law asks — see below.
  • House/Townhouse: We calculate capital cost plus actual operating costs for the property — likewise a guiding starting point since 1 July 2026.

The reference rate

The Riksbank reference rate drives the cost-based calculation for co-op apartments and houses. The rate is set every six months and we aim to update the calculator as soon as a new rate is published. Note that the reference rate has never been in the statute: under the preparatory works to the repealed Act (2012:978), a couple of percentage points above the reference rate was a benchmark for the return, and that act still governs agreements entered into under it. For agreements under the Private Letting Act (2026:772) the Rent Tribunal instead asks whether the rent is substantially higher than what is generally charged for similar private lettings (2 kap. 5 §). The calculation is therefore a starting point, not a verdict.

Privacy

All calculations happen in your browser. What you enter into the calculator or the agreement tool is not saved by us and not sent to us. If you share a calculation, the figures sit in the part of the link after the #, which the browser does not send to the server — but whoever you send the link to can see them. If you agree to it, we measure visits with a tool that sets no cookies, does not follow you between sites, and receives nothing you have entered; without your yes nothing is measured.
